Your sprinkler contractor keeps a list of part of your building. So do your alarm company, your elevator inspector and your electrician. Each one walked the place, each one billed you for it, and none of them hands the list over. TradePlane builds your own list, pinned to your drawings, while the work is going in.
The drawings show what was designed. Not what got installed.
At handover you get a box of PDFs and a set of drawings. They show the design. They don't show the serial number on the new air handler, which breaker feeds the booster pump, or the damper that moved two feet during rough-in.
Then the building opens and that gap starts costing money. The list lives in a filing cabinet, three vendors' software and somebody's head. Change vendors and the new one walks the whole building again. You pay for that too.
A record made by the hand that installed it.
A clipboard can write down what it can see. It can't see the serial behind a cover plate, the date it went in, who put it there, or which breaker feeds which machine. At the moment of install, all of that is free to capture.
Every Device on Your Drawings
Each piece of equipment is pinned to its spot on your real construction drawings. A QR sticker in each room opens that room's drawing, so anyone can find equipment in a building they've never walked.
Captured by the Installer
Serial number, model, photo, and who captured it. Recorded at the wall before the drywall goes up, when it costs nothing extra to get.
A Gate Before the Wall Closes
For equipment that has to be recorded, the app won't let it be marked roughed in until the capture is done. Nothing required gets covered up unrecorded.
Linked to What Feeds It
Devices are tied to their circuit and panel, read from your panel schedules. The first step toward answering "what does this breaker serve?" from the drawing.

Put It in Your Spec
Add a section to the contractor's scope: which equipment gets captured, what each record has to include, and when it's due. Their crews scan as they install. They already owe you closeout documents, and this is the cheapest way for them to deliver them.
Use Your Own People
If your own project managers or facilities staff run the job, they do the scanning. They're already on site and already know the building.
The system you already bought is only as good as what you put in it.
Most owners fund a maintenance system and then fill it by hand, months after the building opens, out of a binder. Every device we capture at the wall, with its serial, model, photo, location and what feeds it, is the data that system was supposed to have on day one.

Your fire marshal, your third-party inspector or your trained staff sign. We're not the compliance authority, we don't replace your inspector, and we don't issue certifications. We make sure that when your inspector arrives, they're confirming a map instead of discovering a building.

Not well yet. TradePlane works best while equipment is going in, on new construction or a renovation. The next job in your building is where the record starts. Building a record for an existing building from its old drawings is something we're working on, and it isn't ready.
Do we need a BIM model or new software?
No. TradePlane runs on the PDF drawings you already have and the phones people already carry. It runs in a web browser, so there's no app to install.
What does it cost the owner?
While the job runs, the builder pays. After handover, the owner pays per square foot per year, which is how facilities budgets are already built. We never charge per inspection. See how pricing works.
